Job Description
We seek a detail-oriented, thorough, organized construction project manager to join our growing team. In this position, the project manager heads the overall responsibilities such as preconstruction review, job programming and analysis, and coordinating the Project Team, subcontractors, and suppliers. In addition, the project manager controls the specific documentation, cost, and scheduling details of each build.
Key Job Responsibilities:
- Review projects with Estimating to verify drawings, review scopes, key trades, budgets, schedules, and Owner contracts.
- Set up Project Schedule, submittals, lead times, write scopes and buy-out trades, and finalize budgets
- Set up and attend regular project meetings with subs and owners
- Responsible for monthly client billing and approving subcontractors’ invoices
- Review submittals, RFI’s change orders, drawings, etc.
- Visit job sites and review projects with Superintendents regularly
- Conducts and oversees project close Responsible for all project planning and mobilization
- Responsible for subcontractors and negotiating contracts
- Weekly and monthly review reporting and monthly analysis.
- Establish and maintain strong relationships with owners, engineers, architects, and subcontractors
- Prepare and submit monthly draw requests consistent with contract documents
- Understand and administer prime contract terms and conditions, contract documents, subcontractor agreements, purchase order agreements, insurance, etc.
- Manage Preconstruction and estimating services for large negotiated projects
Required:
- Bachelor’s Degree (Preferred)
- 5+ years experience in commercial construction (Required)
