W&P Nautical was a full large renovation of an historical building in a tight waterfront setting, but the end result more than justified the effort. The existing 15,600 SF structural steel truss building was originally designed and used for boat building and repairs. The adaptive reuse would create office space for local business.
The project had several challenges: A 4,800 SF crawl space had to be filled to create additional tenant space. A complete second floor had to be created within the space to double tenant space. A balcony was added at the second floor level to provide spectacular water views. The entire exterior was removed and insulated architectural metal wall panels were installed. A restoration/recoating of the metal roof panel to allow their reuse.
